The lead that comes in at 9pm should not wait for somebody to notice it.

This is the whole system pointed at a listing: a site that produces leads, a CRM that decides who to work next, and an assistant that texts and calls the second an enquiry lands.

Speed to lead

Almost every lead you lose, you lose in the first hour.

Not to a better agent, and not on price — to whoever answered first. That is the one part of this business a machine is genuinely better at than a person, because it does not sleep, does not have a showing at 6pm, and does not have forty other things in front of it.

The same lead, two systems
A lead arriving at 9:04pm, handled two ways On a typical stack the lead sits overnight and is first called at 9:10 the next morning. On Symbio it is texted at 9:04pm, called at 9:09pm and booked at 9:16pm. A TYPICAL STACK 9:04pm form submitted nothing happens — 12 hours 9:10am first call ON SYMBIO 9:04pm texted back 9:09pm AI call 9:16pm appointment booked on your calendar before you wake up

The times are the shape of it, not a guarantee — what is real is that the texter fires on the enquiry itself and the caller works from the same record, so nothing is waiting on a person being awake.

The website

A website that produces business, not just traffic.

Full MLS search on your own domain, every listing its own page, an assistant on the page that answers questions in plain English and asks for a name when it is worth asking. An instant home valuation for sellers, and a rental valuation for landlords that works out a projected monthly range from homes that leased nearby — each one captures the lead. A saved search is a lead as well, and all of it lands in the same system that works it.

Live listing search

Search on a site we built and host. The filters, the listings and the assistant alongside them are what a visitor gets — with the full map view a click away — and every search a person saves is a lead the rest of the system then works.
The assistant, answering
The AI assistant answering a buyer in plain English and showing three matching homes with photos, prices, beds and baths inside the conversation
A visitor types what they want in plain English and the assistant answers, then puts the homes that fit straight into the conversation — at most three, with “see them all on the map” and “tell me more” underneath so nobody hits a dead end. This is a real answer from the live site.

The dialer

Conversations, not dial counts.

The AI caller works a list you choose — new leads, expireds, a circle around an address, past clients — holds a real conversation, and books into the calendar your team already uses. The only number that matters at the end of it is how many people it actually talked to.

The dialer, mid-run

A run in progress. Dialed and reached are counted as they happen, so a campaign is judged on conversations rather than on activity.

The list underneath

The prospecting data is part of the CRM, not another subscription.

Every expired listing in the MLS, and every property in Colorado with the owner’s name straight off the county record. Names are free. Phone and email lookups are bought one at a time against a budget you set, so this can never quietly spend.

Filters on the left, what each record costs on the right. Nothing is charged until you ask for it, and the budget is a ceiling you set rather than a line you discover on an invoice.

One record

Every part is looking at the same person.

This is the difference that is hard to see on a feature list and impossible to miss once you are working in it. The website, the texter, the caller, the content, the ads and the paperwork are not six products sharing an export — they are six views of one record.

One database, six jobs
Six parts of the system around a single lead record Website, AI texter, AI dialer, content and social, ads, and documents all read and write the same lead record at the centre. One lead record Website & search AI texter AI dialer Content & social Ads & attribution Docs & signing

No exports, no nightly sync, no “which system is right?”. When the ad, the call and the contract all point at the same row, the numbers at the end of the month are just true.

Also included

The parts nobody demos, that take the most time.

Paperwork

Generated, not assembled

CMAs and listing presentations built from the record, agreements and disclosures sent for signature and filed back automatically.

Booking

Into the real calendar

Two-way sync with the calendar your team already uses, and a public booking page per person that the AI and your clients both use.

Content

Published daily, by itself

Your blog and your social written and scheduled by the same engine that writes our own newsroom — so the site keeps earning between listings.

Every one of these is on the same database as the lead, which is why none of them needs a person to move something from one place to another.

If you run both

A brokerage and a lending arm is one database, not two.

The buyer your agents are working and the borrower your loan officers are working are frequently the same person. On two systems that is two records that never speak, and a referral that depends on somebody remembering. Here it is one record, and the handoff is just a field.

Two systems, or one record
On two systems the buyer and the borrower are two records that never speak; on one database they are one record On two systems the buyer your agents are working and the borrower your loan officers are working sit in two separate records that never speak, so a referral only happens if somebody remembers to make it. On one database they are often the same person on one record, and the handoff is just a field. ON TWO SYSTEMS The buyer your agents are working The borrower your loan officers are working A referral, if somebody remembers two records that never speak ON ONE DATABASE Frequently the same person buyer and borrower ONE RECORD both desks on it The handoff is just a field One record, not two — and nothing for anybody to remember to do.

Two systems make the referral something a person has to remember; one database makes it a field on a record both desks already share.
